At Southern Dreambuilders, we believe you should have full transparency of all costs associated with your home remodeling project. This is why we don’t require an upfront deposit payment for the project. Instead, we operate on a cost-plus 25% pricing model and provide real-time cost reporting throughout your remodeling project.

Before starting your project, we provide a full scope of work with a detailed budget outlining the estimated costs of materials and labor, and we assign a project manager to oversee your remodeling project. Throughout the project, your assigned project manager will provide you with budget reports of actual project costs as they are incurred.

We work with vetted vendors that provide quality workmanship, and every project is managed by a friendly team member who cares about you. We’ll advocate for your vision and your well-being every step of the way.

At project completion, our management service fee is presented to you.

Home Remodeling Project Phases

We believe that every home remodeling project should be carefully project-managed to ensure the remodel is expertly planned, guided, and managed from start to completion. We adhere to a home remodeling process consisting of three distinct phases: design and development, Build, and Close-out.

Phase 1 - Design & Development

In the Design & Development phase of your remodeling project, we discuss your project needs and answer any questions you have to ensure we’re the right team for the project. If you decide to move forward with us, we’ll provide you with everything needed to start the project.

We will conduct an onsite walkthrough of the space being remodeled in order to review your design intent. Next, we will present you with a scope of work, estimated budget, material selections, estimated timeline, and permit planning.

Phase 2 - Build

In the Build phase of your remodeling project, you will be assigned a dedicated project manager who will oversee every aspect of the project and act as your single point of contact. Your project manager will make frequent onsite visits to inspect and manage the work progression and workmanship quality.

Your project manager will also information on project expectations, coordinate vendors, manage timelines, provide real-time budget reports of the actual costs incurred, and coordinate all permits and inspections in accordance with local code requirements.

Phase 3 - Close-Out

In the Close-Out phase of your remodeling project, your project manager will conduct a walk-through with you and create a final punch list of items to complete before the project is closed out.

Once the items on the punch list have been completed, the project is considered complete. You will receive a final budget report of all accrued costs which will be used to invoice Southern Dreambuilders flat project management fee.
