We believe that homeowners should have full transparency of the costs associated with their home remodeling project and should not have to assume immediate risk with an upfront deposit payment.  This belief is why we operate on a cost-plus 25% pricing model with real-time cost reporting throughout the remodeling project.

Prior to starting your home remodel, we provide a full project scope of work with a detailed budget outlining the costs of materials and labor estimated as a budget reference. Throughout the remodeling project, your assigned project manager will provide you with budget reports of the actual costs as they are posted to the project.

We work with vetted vendors that provide quality workmanship, and every project is managed by a friendly team member who cares about you. We’ll advocate for your vision and your well-being every step of the way. After the project, the Southern Dreambuilders management service fee is presented to you.

Project Management

For the duration of the project, you’ll have an expert guide, who will narrow your focus to just one point of contact from start to finish. Your project manager will be there to set expectations, navigate uncharted waters, provide solutions, manage timelines, coordinate vendors, materials, and permits, and ensure your vision turns out as expected.

Remodeling Project Workflow

Southern Dreambuilders provides a turnkey approach to guide and facilitate your home remodel from start to completion with three remodeling phases.

Design & Development

In this phase, we ensure we’re the right team for the project, answer questions, and provide all requested information to move forward together.

We will conduct an onsite walkthrough to review the homeowner’s design intent. Next, Southern Dreambuilders will present the scope of work, an estimated budget, material selections used to develop the budget, an estimated timeline, and permit planning.

Build

Each homeowner is paired with a dedicated project manager who will oversee every aspect of the project and act as the homeowner’s single point of contact. The project manager will make frequent onsite visits to manage the progression of work and the quality of the workmanship. They will provide project expectations, coordinate vendors, manage timelines, provide real-time budget reports of the actual costs incurred, and coordinate all permits and inspections in accordance with local code requirements.

Close-Out

Since we strive for excellence at every step, the homeowner and project manager will conduct a punch walk together in order to create a final punch list of items to complete before we bring the project to a close. Once the punch list items have been completed, the project is considered complete. At that time, a final budget report of all accrued costs will be presented to the homeowner which will be used to invoice Southern Dreambuilders flat project management fee.
